Background/Discussion The propertyT is zoned Planned Unit Development (I'UD), and the propertyT owneY is seeking to Yezone the subject pYopeYtyr to I-3 General Industrial, facilitating a Conditional Use PeYmit (CU 23-23) to allow opeYation of a salvage yTard. The subject pYopertyr is 2.12 acYes in size and located east of Jarvis Street south of the railroad tracks. It is surrounded byT I-3 zoned properties and t�vo others zoned PUD. The proposed zone change is consistent with the industrial natuYe of the aYea and the Comprehensive Plan. These uses are primarilyT located off High�ua�T 169, High�ua�T 10, and the BNSF Railroad which provide easyT access for the transferring of goods throughout the region. The proposed zone change is consistent with the CompYehensive Plan. The pYoposed zone change is consistent with the zoning of the surrounding parcels. In the review of the standaYds foY a Zone Change as outlined, it appeaYs that the request is consistent with all of these standards. Planning Commission During the public hearing, no one spoke for or against the request and staff has not received any comments since the commission meeting. The Planning Commission had no questions or concerns about the request and unanimousl�T recommended approval. That the duly adopted Zoning Map of the City of Elk RiveY is heYeby amended to rezone the property described on attached E�ibit A to General Industrial (I3): SECTION 2. That the rezoning approved byT this Ordinance is based on the following findings: 1. The rezoning is consistent with the Ciry of Elk River Land Use Plan adopted as part of the Ciry of Elk River Comprehensive Plan. SECTION 3.
