Discuss and approve by motion a written instrument to establish facility access via the south fieldhouse door to
iBackCheck Sports Therapy and Two Brothers Hockey.
Background/Discussion
At the August 14, 2023, MFAC meeting the Commission voted and approved the following: “Moved by Chair
Williams and seconded by Vice Chair Loidolt to raise the turf rate $5 across all categories beginning September 1,
2023, contingent on the door between iBackCheck and the fieldhouse being permanently locked. Motion carried
8-0.”
On December 11, 2023, Lisa Zeman (iBackCheck Sports Therapy) and Ben Jaremko (Two Brothers Hockey) were
present at the MFAC meeting during open forum. They expressed to the commission the impact of that decision
and requested the door be unlocked going forward. After the presentation, the Commission recommended staff
draft a letter of understanding regarding access for the MFAC to consider at a special meeting. The Commission
called for a special meeting on Tuesday, December 19 to address the issue.
Financial Impact
The costs will be any potential modifications to the door.

Dear Dr. Christi Christian and Mr. Ben Jaremko,
This letter represents the formal agreement between the City of Elk River, herein referred to as “Leasor” and
iBackCheck Sport Therapy/Two Brothers Hockey, herein referred to as “Lessee.” Leasor shall provide a limited
access point into the Furniture and Things Community Event Center Fieldhouse provided the stipulations are
abided by the Lessee as detailed in this agreement. The access point shall be an internal door between the Leasor
and Lessee’s space within the fieldhouse.
Lessee agrees to the following stipulations:
The access point shall be improved at Lessee’s expense to an electronic key fob to ensure the Leasor may
monitor utilization of the access point.
Key fob access will be provided to Lessee staff and shall not be used by any third party.
The access point shall remain closed and will not be propped when not in use for purposes of entry/exit.
All Lessee patrons entering the fieldhouse will be quiet and respectful, to minimize distractions to any
fieldhouse users.
All Lessee patrons (ERYHA, Squatch, ERHS, etc.,) shall be escorted by Lessee staff.
All Lessee patrons entering the fieldhouse (ERYHA, Squatch, ERHS, etc.,) to train in the ERYHA shooting
area shall utilize the bathroom hallway to access the shooting area – not walk across the turf areas.
Lessee shall ensure the fieldhouse entry doors are secured after any entry.
The southeast vestibule doors shall remain locked per standard MFAC operational protocol.
The three glass doors entering the fieldhouse shall remain locked when the fieldhouse is not rented, per
MFAC operational protocol.
The Leasor reserves the right to terminate this agreement at any time if the Lessee does not meet Leasor
stipulation expectations as detailed in this agreement.
