Analysis
This property is located in an area that will have 2 % acre lot minimums starting in January
2010. The applicant has elected to subdivide the property at this time as opposed to waiting
until that date.
The proposed plat would create one lot 10-acres in size. It will have approximately 470-feet
of street frontage and be approximately 900-feet deep. The lot meets all of the dimensional
requirements.
Roughly half of the proposed lot is wooded. An existing home and eight accessory
structures exist on the proposed lot. It is the original farmstead and the eight accessory
buildings can remain but no additional structures can be constructed, as the total amount
currently exceeds the allowed number as indicated by the City ordinance.
Recommendation
Staff recommends that the City Council approve the request with the following conditions:
1. Park dedication shall be in the form of cash at the rate applicable at the time
of final plat approval for one lot.
2. Surface water management fees for one lot shall be paid prior to releasing the
subdivision for recording.
3. No additional accessory structures shall be constructed.
