Development Status Report
Purpose: The purpose of this document is to give the Council an update of potential
new projects Two-month projection of Community Development Department
activities.
. Elk Ridge Center
- Spring start for a 18,600 sq. ft. multi-tenant building (no businesses named)
- Spring start for New Horizon Daycare
. Carson Business Park
- Walgreens site plan being reviewed with an anticipated spring start
M & I Bank site plan being reviewed with anticipated spring start
. Residential Development
- River Park - construction of 3 single family models starting in February
- River Park - construction of 3 townhome models starting in February
- Final plat applications submitted to City:
1. Aulik Acres
- Final plats submitted to Sherburne County for recording:
1. VanDenBerg
. North of Highway 10 Redevelopment
- Form-based zoning workshop (pC, HPC & BRA), January 24, 2006
- Work on inventory, goals and objectives, and preliminary land use concepts
. Downtown Revitalization Project
- Flag pole moved - December 27, 2006
- Anticipated Bluff Block start - Mid to late February 2006
- Jackson Place - Spring of 2006
- Staff has spent consideration time in working with MetroPlains representatives
regarding financing and related construction.
- Rivers Edge Commons Park - Spring 2006 start
. Holzem Project/East of County Highway 40 Properties
Council worksession - January 9,2006
- Goal is to process all required land use applications by April

· 169/County Road 33 Redevelopment
- Anticipate starting this in late 2006 as a major 2007 project.
. Special Projects/Programs
- Management team is completing their 2006 goals.
. Gateway Business Center
- Facilitating a discussion with the EDA (City Council through their representation
on the EDA) to develop specific direction on various policies regarding
surrounding land uses, wetlands, etc.
. Northstar Business Park
- No new inquiries
- Construction continues on Alliance, CDI and MET
. Commercial/Industrial Inquiries
- A large distribution inquiry was made, but at this time the City has no land
available for such a use.
- Quality Label is processing their building permit for construction in Elk River
Business Park
. Community Development Organizational News
- Planning Manager application process started with a goal to have an individual in
place by March 2006.
. Northstar Corridor/Area Development
- 60% of plan design has been completed.
. 175th Redevelopment
- Council approved on October 17, 2005 - No additional work to date
. Landfill/Mining
- Work in progress regarding Landfill Environmental Impact Study
. General Inquiries/Council inquires
- No response from "Open Mike" participants regarding rental of property for
transitional housing.
- Harley Davidson owners will be constructing their parking lot in the spring.
