Background/Discussion The City Council's direction is to make the FT Center run efficiently and improve the facilities' profitability. Over the past year, the assistant city administrator has evaluated the various roles and responsibilities. The following are changes that will be discussed to support that operational objective: ■ Janitorial/Maintenance: Convert part-time positions to a new full-time position as outlined in the 2024 budget with an anticipated start date in the spring of 2024. ■ Building Supervisor: Consolidate the assistant facility supervisor into one position and move some job duties and functions to this part-time building supervisor position. ■ Concessionaire Lead: Create a position that maintains best accounting practices, establishes and implements effective training protocols, schedules staff, and provides operational support for operating the POS, handling transactions, and preparing/serving food and beverages as needed. Financial Impact ■ PT to FT maintenance position change was included in the 2024 budget. ■ Eliminate one assistant facility supervisor position, $98,624 budget reduction. ■ Add one building supervisor PT position, estimated wage $25/hr., 55 hrs./wk. totals $71,500. ■ Add wages replacing some concessionaire shifts with a concessionaire lead and providing an additional 15 hours per week for back -office support and operations: o Estimated wage $20/hour, 15 hours/week. $15,600 year-round. o Estimated $5/hr. increase over concessionaire 14 hrs. of budgeted worker shifts totals $3,640. ■ The estimated net impact is a $7,884 budget expense reduction (subject to the city compensation plan). ■ Increased profitability through sponsorship engagement, programming, and food service efficiencies through managed inventory and team scheduling. Perfornns routine cleaning activities in and around FT Center. a. Cleans building as scheduled. b. Maintains all floors to include vacuuming, carpet cleaning, sweeping, mopping, buffing, and waxing. c. Cleans windows, walls, and baseboards. d. Washes sinks, mirrors, hardware in restro6ms and other areas, and sanitized restroom facilities. e. Empties garbage and recycle containers. f. Set up and take down chairs, tables, etc., for meetings. 2. Performs minor interior and. exterior maintenance and repair services. a. Performs the coordinating of cleaning supplies and monitoring cleanliness of facility. a. Spot clean as necessary. b. Maintains cleaning equipment (vacuums, buffers, polishers, etc) c. Maintains product inventory of towels, toilet tissue, soaps, light bulbs, and other necessary supplies, equipment, and parts. d.
