Recommend, by motion, park dedication for the Thompson 3rd Addition be paid in cash, at the applicable rate at
the time of recording, for one dwelling unit.
Recommend, by motion, a trail easement of 30-feet along 221st Avenue for a future trail.
Background/Discussion
The property is zoned Single Family Residential (R1a) with minimum lot sizes of 2 ½ acres. The applicant is
requesting a simple plat to subdivide their 49.61-acre property into two parcels. Lot one will be 43.78 acres in
size and Lot 2 will be 4.46 acres. Access to the site will be from 221st Avenue.
Parks and Recreation Trails Master Plan
The Parks and Recreation Trails Master Plan indicates a proposed trail along 221st Avenue in front of the
property as indicated on the attached trail plan. The trail design and construction details will be recommended
when future road and trail improvements are considered.
