Concept plan for property east of County Road 13 and south
of 217th Avenue.
Background
The applicant, Jeff Werner, is proposing to plat approximately 45 acres into 18 single family
lots. The property is zoned Ria, with a minimum lot size of 2.5 acres. The lots comply with
the dimensional requirements of the Ria district.
Natural Features
The site is mix of woods, open fields and wetlands. The NRI did not identify any significant
natural communities on the property. There are two residences, the applicant has not
indicated if the homes will be removed. The site is hilly with significant changes in elevations
(40 feet) from the wetland to the top of the hills. The wetlands on the east side of the
property eliminate any potential road connections to the east.
Roads and Access
Access into the site will be from 207th Avenue. The proposed street will follow the top of a
ridge. The county has identified the re-aligned County Road 33 as going through the
adjacent property to the south. The road proposed as part of this project will intersect the
re-aligned county road when the property to the south is developed.
Requested Action
The applicant is requesting feedback from the Commission prior to making formal
application for preliminary plat.
