We reviewed a propo sal for a change of zoning on Highwa y # 169 and Main
Street. The planner feels the use of property should be restricted to
highway related business. There was discussion of the possibility of
changing the zoning ordinance to require comprehensive plot plan as part
of special use permit.
Planner does not recommend strict commercial development which is
essentially what is being asked for in the petition.
On the subject of proposed change in zoning of area at Northeast corner of
Highway #169 and Main Street from part multiple dwelling and part single
family residents to an R -C district. There are the following considerations:
1. A change of zoning does not guarantee the development of any additional
businesses.
2. The planning firm retained by the village does not recommend strict
commerical development along the highway. This essentially the
plan now under consideration.
3. The planning commission is not negative to the zoning change in this
area but feels more control should be built in to any change.
4.
To further this idea, the commission proposes to work out language for
an ordinance change which would allow tying a comprehensive plot plan
for a general development plan to such a zoning change.
The village council recently referred a zoning change request to the planning
commission.

The following action has been taken:
At the meeting of October 31, we listened to presentation of petitioners
for zoning change. At the meeting of November 4, 1966 we consulated with
planner on possible change and received recommendation addition to
previous meeting. Subsequent to this meeting an ordinance change was
presented and adopted by tie village council which spells out how a plot
plan or an area development special use permit may be obtained.
