08-27-1973 PC MIN Village Planning, Aug. Munday August 27th, 1973. Those Present: Al Bailey, Geo. Zabee, Larry- Toth, Rex Oettinger, Richard Gongoll, Clifford Lundgerg and Dan Bailey. Tom Collar appeared for Ridgewood East with a request for an approval of a preliminary plat. The land to be platted is in the area now annexed to the Village. It contain 75 to 80 acres. It is Area A and B in theoriginal cofusept. All lots to be 24,000 Sq. Ft. or more. 70 lots+or - plat contains Green area, to be developed by the developer. Plat shows Highland Road running from 169 cut-off to Proctor extended. It is proposed to petition the Village for city water. Time Schedule: proposed that clearing and gradeing this ~all with the water installed by next spring. Discussion brought out that there were no street grades shown. After considering the proposed plat, it was Agreed to reccomend preliminary approval conditioned on the furnishing of street grades and drainage to be approved by Rex Oetinger. SCHOOL BUS GARAGE: Bill Dickenson appeard asking from approval of a school bus garage on the north west part of Enno Schmidt's land. He had a paper signed by most of the people in the are~ giving their consent to use the land in suestion for this purpose. Motion was made and seconded and carried that we approve the varience given for the school bus garage granted by the coufuty planning commission. One Mr. Murphy appeared for Lingren Hmmes asking from approve of his plat for land in the SE~ of NE~ of Sec. 32, Twp. 33, Rng. 26. The plat has already been approved 9Y the County and the Township. It appeared that since no sewer was to be lower than 878 , which is 5 feet above water level as shown on the plat, the approval was tabled pend~ng more study to see if the plat meets the standards for sewer elevation. ~.s.c. (Since this meeting a state Highway man was in looking at the land next west of this piece and said that the state was going to re-convey it. He also intimated that the abutting owners have first chance to pnrchase the land. This would put the plattor above in an aovantagemus position to acquire more land and to thus much improve his plat. The secretary called Rex Oettinger and asked him toconvey this information to the plattor, who may ~ant to change his plat if he is able to acquire more land. CLINIC BUILDING: Dr. Sommer and Tom McKee, were in with a proposal to upgrade the clinic building., After discussion of the parking problem it was decided to make a further study of credit to be given, if any, for the parking being instigated and paid for by the downtown business men, mf which the clinic is a part. AId also for the giving of an pportunity for the Doctors to see if they can't get a written committment concerning the Jungnickel property. 't OFF-SALE STORE SITE. fter consideration of the site plan it was moved to approvat as shown with the following stipulations: (1) that the driveway widths be increased to 30 feet and that Angle Parking be used. M.S.C. It seems that theTownship has lost interest in the proposed land use study and no action was taken on the new cost proposal. Adjurned.
