Meeting was called to order at 7:30 P.M. by Chairman Wally Fox.

3. Consideration of Eruno Lenz's Re-zoning Request
See April 30th minutes for specifics about the re-zoning re~uest. Dave
Shappell was present to answer any questions concerning the request, and also

Johnson who operates a metal shop, voiced disapproval through Commissioner
Fox. Mr. Johnson felt the re-zoning change could present problems for him

There was a public hearing to consider the permit. Hr. Santwire explained
his to~~house project, which would include 8 to 10 unl~ townhouse, costing
about $100,000 each. This vlo1J.ld inclu.de tennis court(s), a se't'.!age area,
and a green landscaped area. A nUJDber of people viho Ii -ve in tIle general area,
two from the immediate area, where present to voice their opposition to the
:project, ( 6 families out of a possible 11). Some of the arguments against
the project that 11ere discussed. are as follo~Js:

criteria granted to him as a guide. It was also suggested that Mr. Noon
look into the possibility of annexing the rest of his development into the

6. Informal Discussion of Christian Realty Sketch Plan
No one showed up.
7. Informal Discussion of Lots by Don Olmstead
I,Ir. Olrnstead lias a lot, 1 3/4 acres that he v.Jould li}::e to de-velop into
building sites. Plan 3--with flag lot--appeared to be Ok in the Commissioners
judgement. Mr. Olmstead was asked to finalize his plans and return to
the Planning Commission with these plans.
8. Review of McChesney Industrial Park

9. Review of Ryland Hills Development-Mr. LUl:e-
A public meeting was held. The commissioners were informed that all
requests from previous meeting, (April 23), were carried out. A letter
from the Highway Department was partially read by Doth Zack Johnson and
l:ero Ji.d_olphson. In this letter th.e follo't'ring v;as l:.roug11t ou.t:
1. Highway Department said Ok to a crossover on PJ\ 169 at the south
end, (Carson st.), entral1.ce to E;{lan.d Hills. The~t pointed out
that ~he contractor would build this crossover at his expense.

A possible drainage problem in section 2 was pointed out. It was decided
that a drainage easement in the area was needed.

11. Informal Discussion of John Oliver's Development
Mr. Oliver informed the Corr~issioners about his plans to build a building
for himself and with rental snace. This area would also include one acre
Lots for future development, (1-1). Mr. Oliver's areas are located near
the present Industrial Park.
