SUBJECT: FINAL PLAT REVIEW OF CHERRYHILL
BLUFFS SECOND ADDITION BY RICHARD
FOSTER, CASE NO. P 93-02
CherryHil1 Bluffs Second Addition consists of 31 City sewer and
water lots proposed by Richard Foster. In addition to these 31
lots, the preliminary plat included 16 lots on an extension of
Evans Avenue to the north and 4 additional lots in the
southwest corner of the plat (removed because they are situated
on property owned by MnDot). These lots will be reviewed for
final plat in a future phase.
Staff is recommending approval of CherryHil1 Bluffs Second
Addition with the following stipulations:

LOT 5, BLOCK 1, HAVE ITS FRONTAGE INCREASED TO MEET
THE MINIMUM 80 FOOT WIDTH REQUIREMENTS IN THE R1-c
ZONE. Lot 2, Block 1 and Lots 5 & 6, Block 4, are
also under the 80 foot minimum foot requirement, but
meet the exception for pie shaped corner lots.

TREES ALONG THE HIGHWAY RIGHT-OF-WAY FOR NOISE

4. THE DEVELOPER BE ALLOWED TO BURY TREES WITHIN THE
PLAT, BUT THE SITE TO BURY TREES IS APPROVED BY STAFF

underneath a berm adjacent to Highway 10 that would
be used for noise abatement, if this is acceptable by
United Power Association.
5. OUTLOT A SHOWN ON THE FINAL PLAT IS DEDICATED TO THE
CITY.
6. A 20 FOOT WIDE DRAINAGE AND UTILITY EASEMENT BE
DEDICATED ON THE SOUTH LINE OF THE PLAT.
