INTRODUCTION
Vernon Draxler is requesting a conditional use permit to
construct a detached accessory building exceeding 1,000 square
feet in size. The total square footage of the structure will
be 1,176 square feet in size. The building will be located at
13416 Islandview Drive, Elk River, MN. A complete legal
description is available at City Hall. The memo to the
Planning Commission explaining the request in detail is
attached to this memo.
ANALYSIS
e
The proposed garage would be 28' x 42' (1,176 square feet) and
located on the lot meeting all R-1b setback requirements. The
accessory structure will be made of wood lap siding to match
the existing home. Mr. Draxler has indicated he will use the
shed to store his band equipment and other personal items. He
has also requested to have a small hobby type woodworking shop
in one corner. There were no residents in the audience
opposing the request.

RECOMMENDATION
Staff feels this request meets the seven standards for a
conditional use permit as outlined in Section 900.2 of the Elk
River City Code of Ordinances, and is recommending approval of
this conditional use permit request to construct a 1,176 square
foot non-agricultural accessory structure with the following
condition:
1. THE COLOR AND MATERIAL OF THE ACCESSORY STRUCTURE
MATCH THE EXTERIOR OF THE EXISTING HOUSE.
