SUBJECT: CERTIFICATE OF CORRECTION TO PLAT
OF HERITAGE LANDING
It has recently been discovered by John Oliver & Associates
that an incorrect measurement on Lot 13, Block 1, in Heritage
Landing was approved as part of the final plat for Heritage
Landing. The plat has been recorded with Sherburne County and
is a document of record. The appropriate instrument to correct
this discrepancy is to record a "Certificate of Correction" to
the plat. The error that has been finalized on the Heritage
Landing plat was a computer error on the surveyor's part. The
specific correction involves the rear lot dimension on Lot 13,
Block 1, Heritage Landing. Originally, the dimension was
approved at 48.64 feet whereas the correct dimension is 51.66
feet. Approving the correction will have no affect on any of
the lots in Heritage Landing.
RECOMMENDATION

It is recommended the City Council approve the Certificate of
Correction to the plat of Heritage Landing as outlined in the
attached document.

I, the undersigned Lynn P. Caswell, a Licensed Land Surveyor, Minnesota
License Number 13057, do hereby certify that I am the surveyor who prepared
the plat of HERITAGE LANDING, City of Elk River, Sherburne County, Minnesota,
which was recorded May 28, 1993 as Abstract Document Number 277453, in and
for said Sherburne County.
I do hereby also certify that said plat is incorrect in that the distance
given along the southerly line of Lot 13, Block 1 is wrong, and that the
distance given along the northerly line of Lot 20, Block 1 is also wrong.
I do hereby also certify that the correct distance along said southerly line
of Lot 13, Block 1 is 51.66 feet.
I do hereby also certify that the correct distance along said northerly line
of Lot 20, Block 1 is 103.84 feet.
