A. Mayor call Agenda Item No.4.
Advise public that purpose of the meeting is to:
1. Receive staff reports on plan revisions, drainage and
traffic issues.
2. Hear presentation from Developer on plan revisions.
3. Hold public hearing to receive citizen input on plan
revisions.
4. Take action on request for Conditional Use Permit and
Preliminary Plat approval.
B. Staff Report: Steve Ach.
1. Summarize history and status of project.
2. Review plan revisions since October 26, 1993 hearing.
C. City Engineer's Report:
1.
Drainage issues.
2. Traffic issues.
D. Presentation from Developer:
1. Plan revisions.
2. How these revisions address issues identified in proposed
Resolution of Denial.
E. Hold public hearing.
1. Purpose of hearing is to receive citizen input on plan
revisions.
F. Close public hearing.
G. Developer and staff responses to questions raised by citizens
and/or City Council.
H. City Attorney advise City Council on options and procedure for
acting on request for Conditional Use Permit and Preliminary
Plat.

I. City Council action on Conditional Use Permit.
~ Options:
1. Motion to adopt proposed Resolution of Denial in current
form, or as amended or supplemented by City Council.
2. Motion to direct staff to prepare a resolution for
approval of Conditional Use Permit, setting forth the
grounds for approval and all conditions of approval, for
consideration by City Council at December 20, 1993 Council
meeting.
Council should discuss grounds for approval and
should specifically identify any conditions for
approval in addition to those set forth in staff
reports.
3. Motion to continue Conditional Use Permit to a specific
date to address additional issues.
4. Motion to refer Conditional Use Permit to Planning
Commission for Planning Commission review of plan
revisions.
J. City Council action on Preliminary Plat.

No additional action required if Resolution of Denial is
adopted.
2. If staff is directed to prepare Resolution of Approval for
Conditional Use Permit, a Resolution of Approval for
Preliminary Plat should also be prepared.
