REQUEST
The applicant is requesting an administrative subdivision to divide a 10 acre
parcel into two 5 acre parcels. Both lots would have frontage on Twin Lakes
Road.

LOCATION OF REQUEST
The north 660 feet of the east 660 feet, both measured at right angles of the
NE 1/4 of the NW 1/4 of section 25 Township 33 Range 26, Sherburne
County, Minnesota.
DIMENSIONAL REGULATIONS
The affected property is located in the RIA zoning district, where the
minimum lot size is 2-1/2 acres with 160 feet of frontage on a public road.
Both proposed parcels would meet the minimum size requirements. There is
an existing home on the proposed northern 5 acres (Parcel A) which meets all
setback requirements. The applicant plans on constructing a home on the
proposed southern 5 acres (Parcel B).
ACCESS
Access to both lots will be off of County Road 13. Sherburne County has been contacted
and feels the applicant has provided sufficient right-of-way along County Road 13.

e PARK DEDICATION
With the creation of a new lot, park dedication will be required. A cash payment of
$450.00 will be condition for approval.
RECOMMENDATION
It is recommended the City Council approve the administrative subdivision request by
Vem Ohman to divide 10 acres into two 5 acre parcels with the following conditions.
1. PAYMENT OF PARK DEDICATION IN THE AMOUNT OF
$450.00 BE PAID TO THE CITY.
