Analysis
The applicant is requesting to create a one lot subdivision with one Oudot. Both lots meet the
dimensional requirements for the R"1-c zoning district. Trott Brook Farms subdivision is located to
the east across Twin Lakes Road; a single family residence and Mulvaney Point Business Park are
located to the west.
Comprehensive Park Plan
The Comprehensive Park Plan does not indicate any park target area nor trail corridor in the wider
area. An existing trail runs along the east side of the property and Trott Brook Park is about one
half mile away.
Natural Resource Inventory
The Natural Resource Inventory does not indicate any natural resources in the area.
Parks and Recreation Dedication Recommendation
Given the Comprehensive Park Plan, staff recommends that the Parks and Recreation Commission
recommend that park dedication be paid in the form of cash for one lot.
Recommendation
Staff recommends that the Parks and Recreation Commission recommend approval of the request
with the following conditions:
1. Park dedication shall be in the form of cash for one lot at the rate applicable at the
time of final plat approval.
