REQUEST
The applicant is requesting an administrative subdivision to divide a 10.8
acre parcel into a 7.2 acre parcel and a 3.6 acre parcel. Both lots would have
frontage on County Road No. 1.

DIMENSIONAL REGULATIONS
The property is zoned RIa which requires a minimum lot size of 21/2 acres
with 160 feet of frontage. The applicant is proposing to create a 3.6 acre
parcel (Parcel B) and a 7.2 acre parcel (Parcel A). There is an existing home
located on Parcel A. The home was not placed on the survey, therefore, if this
e request is approved, the applicant must show that the existing home meets

all RIa setback requirements prIor to recording the Administrative
Subdivision.
ACCESS
Access from both lots will be off County Road No. 1. Sherburne County has
been contacted and feels that the applicant has provided sufficient right-of-
way along County Road No. 1.
NATURAL FEATURES
Parcel B is wooded with oak trees. Therefore, when the home is constructed,
measures should be taken to reduce the damage to the oak forest. Trees that
are to be protected should be fenced off and this area should be left
undisturbed. There doesn't appear to be any wetlands which will be affected
by the subdivision of this property. However, the applicant will be required
to show any existing wetlands on either Parcel A or Parcel B. There appears
to be ample area on the 3.2 acre parcel to construct a home and septic system.
PARK DEDICATION
e
With the creation of a new parcel, park dedication will be required. A cash
payment of $450 will be a condition of approval.
RECOMMENDATION
It is recommended the City Council approve the administrative subdivision
request by Adon Molde to divide 10.8 acres into one 7.2 acre parcel and one
3.6 acre parcel with the following conditions:
1. Payment of Park Dedication Fees in the amount of $450 be paid to the
City prior to recording.
2. A tree protection plan be implemented at the time of building permit
application.
3. Prior to recording, the applicant must show that the existing home
meets all RIa setback requirements.
