AS 94-08 REQUEST Peter Seelen is requesting an administrative subdivision to divide a forty- nine (49) acre parcel into an eighteen and one-half (18.5) parcel and a thirty and one-half (30.5) acre parcel. Both lots will have frontage on Tyler Street. e LOCATION East of Tyler Street, south one-half of the northeast quarter, Section 26, Township 33, Range 26, Sherburne County, MN. ZONINGILAND USE RIA (Single Family Residential)/ LR (Low Density Residential) ATTACHMENTS Location Map, Zoning Map, Site Plan DIMENSIONAL REGULATIONS The property is zoned RIa which requires a minimum lot size of two and one- half acres with 160 feet of frontage. Mr. Seelen is proposing to create an 18.5 parcel (Parcel A) and a 30.5 acre parcel (Parcel B). Both parcels are currently vacant. Each proposed lot will exceed the minimum requirements in terms of lot size and width in the RIa zoning district. Both proposed lots will have access from Tyler Street. e P.O. There are existing driveways to both parcels which do not impact any wetlands. Therefore, this proposal will not require any filling of wetlands or mitigation. The site is also heavily wooded with oaks. If this proposal is approved, staff would recommend a tree protection plan be required at the time of building permit application for either parcel. PARK DEDICATION With the creation of a new parcel, park dedication will be required. A cash payment of $450.00 will be a condition of approval. RECOMMENDATION It is recommended the City Council approve the administrative subdivision request by Peter Seelen to divide 49 acres into one 18.5 acre parcel (Parcel A) and one 30.5 acre parcel (Parcel B) with the following conditions: e 1. PAYMENT OF PARK DEDICATION FEES IN THE AMOUNT OF $450 BE PAID TO THE CITY PRIOR TO RECORDING. 2.
