REQUEST
Gerald Sneft is requesting an administrative subdivision to divide a 39 acre
parcel into a 10.4 acre parcel and a 28.67 acre parcel. The 10 acre parcel will
have access on County Road No. 21.

DIMENSIONAL REGULATIONS
The property is zoned Al which requires a minimum lot size of 10 acres with
300 feet of frontage. Mr. Sneft is proposing to create a 10.4 acre parcel
(Parcel A) and a 28.67 acre parcel (Parcel B). There is an existing farm
located on Parcel B. Each proposed lot will meet or exceed the minimum
requirements in terms of lot size and width in the Al zoning district. The
newly created 10.4 acre parcel will have access onto County Road No. 21.
The Sherburne County Engineer's office has been notified of this request.

NATURAL FEATURES
The proposed 10.4 acre parcel has very few trees located on the site,
therefore, no tree protection plan shall be required with this proposal. There
does appear to be a small wetland located towards the rear of the parcel.
There is ample room on the 10.4 acre site to construct a home and driveway
and not require any filling of wetlands. There also appears to be room for
two septic locations on the proposed parcel.
PARK DEDICATION
With the creation of the new parcel, park dedication will be required. A cash
payment of $450 will be a condition of approval.
RECOMMENDATION
It is recommended the City Council approve the administrative subdivision
request by Gerald Sneft to divide 39 acres into one 10.4 acre parcel (Parcel A)
and one 28.67 acre parcel (Parcel B) with the following condition:

OF $450 BE PAID TO THE CITY PRIOR TO RECORDING.

administrative subdivision along County Road No. 21. If the County would
