SUBJECT: COUNTRY RIDGE PARTNERSHIP'S
LAND USE PLAN AMENDMENT AND
REZONING APPLICATION
At the November 21, 1994, City Council meeting, the Council was asked to
consider some concept plans for Country Ridge Partnership's property at the
southwest corner of Joplin and Highway 10. The concept plans included:

. Approximately 7 acres at the southwest corner of Joplin and Highway 10
to be utilized as commercial under the Business Park standards.
. A frontage road extending west from Joplin at a distance of approximately
300-400 feet south of Highway 10.
. Restricting road access and frontage onto 183rd Avenue to provide an
adequate buffer between the Business Park and residential to the south
and southwest.
With the Council concurring with this concept plan, Country Ridge
Partnership has agreed to withdraw their application to amend the Land Use
Plan to HB (Highway Business) and rezone to C3 (Highway Commercial).
