Agenda Section Meeting Date Prepared by Community Development September 10, 2007 Jeremy Barnhart, AICP Plannin Mana er Item Description Reviewed by Authorization to Initiate Rezoning of Certain Areas of the City to Transitional Commercial Reserve Reviewed by Action Requested Authorization to begin the rezoning process fox approximately 840 acres on the north side and 160 acres on the southeast side to Transitional Commercial Reserve to be consistent with the Comprehensive Plan. Summary Upon the adoption of the 2004 Comprehensive Plan, the City guided certain areas of the community Commercial Reserve. There was no zoning that regulated Commercial Reserve until recently, when the City Council adopted an ordinance creating Transition Commercial Reserve (TCR). This ordinance identified uses and lot size stipulations that would benefit future development of the area. Staff is requesting authorization to start the rezoning process which will include: mailings to all property owners to be affected, Planning Commission and City Council public hearings.
