AS 94-18 REQUEST Betty Belanger is requesting an administrative subdivision to divide a 63.33 acre parcel into a 10.35 acre parcel and a 52.98 acre parcel. The 10 acre parcel will have access on County Road 1. e LOCATION The east side of Elk Lake Road just north of Ranch Road; the north half of the southeast quarter of Section 8, Township 33, Range 26, Sherburne County. ZONINGILAND USE Al (Agricultural Conservation) / A (Agricultural) ATTACHMENTS Location Map, Zoning Map, Site Plan DIMENSIONAL REGULATIONS The property is zoned Al which requires a minimum lot size of 10 acres with 300 feet of frontage. Ms. Belanger is proposing to create a 10.35 acre parcel (Parcel B), and a 52.98 acre parcel (Parcel A). There is an existing single family home and garage located on Parcel B. Each proposed lot will meet or exceed the minimum requirements in terms of lot size and width in the Al e zoning district. The Sherburne County Engineer's office has been notified of this request and they do not request any additional right-of-way. NATURAL FEATURES The 52.9 acre parcel (Parcel A) has a variety of natural characteristics consisting of open fields with scattered oak ridges. If the property is further subdivided care should be taken to protect the ridges from excessive tree loss. The 10.35 acre parcel (Parcel B) is also partially wooded, however, since a home already exists on the parcel staff does not see the need for any tree protection measures. RECOMMENDATION It is recommended that the City Council approve the Administrative Subdivision request by Betty Belanger to divide a 63.33 acre parcel into a 52.9 acre parcel (Parcel A) and a 10.35 acre parcel (Parcel B), with the following conditions: 1. Payment of park dedication fees in the amount of $450 be paid to the City prior to recording. e 2.
