SUBJECT: CONSIDER INITIATION OF AN
ORDINANCE AMENDMENT TO THE
ZERO LOT LINE DEVELOPMENT.
REQUEST
Amend the zero lot line development from a conditional use to a permitted
use.
BACKGROUND
Currently, a zero lot line development requires a conditional use permit.
• This requires the developer to receive approval through both the Planning
Commission and City Council before development may begin. This procedure
may extend the development process several months.
There have been several requests for this type of development in the recent
years and has become a somewhat uncomplicated issue. Since, this process
has become more standardized, staff has considered amending the current
code requirements to allow a zero lot line development with some set
standards as a permitted use.
PLANNING COMMISSION
The Planning Commission discussed this item on February 28, 1995 and
recommend to proceed with the amendment by requesting action from the
City Council.
RECOMMENDATION
It is recommended that the City Council authorize staff to begin the process
to amend the zero lot line development process from a conditional use to a
permitted use.
