Action Requested
Approval of a zone change, rezoning certain properties from A-1 to R-1a.
Background/Discussion
As part of the 2004 Comprehensive Plan, certain areas of the City were guided for rural residential, with
the development of these areas phased over time, beginning in 2005. The second phase was January 1,
2008.
It is now necessary to rezone certain areas of the community to allow rural residential development,
consistent with the Comprehensive Plan.
Planning Commission Discussion
The Planning Commission viewed this action as housekeeping to be consistent with the approved
Comprehensive Plan.
Public Comment
No comments were received either in support or opposition to the request.

CITY OF ELK RIVER
AN ORDINANCE AMENDING THE
CITY OF ELK RIVER ZONING MAP TO REZONE CERTAIN PROPERTIES
AS DESCRIBED
CASE NO. ZC 08-01
The City Council of the City of Elk River does hereby ordain as follows:
Section 1. That the duly adopted Zoning Map of the City of Elk River is hereby
amended to rezone the properties described on attached Exhibit A from A-1 (Agriculture
Conservation), to R-1a (Single Family Residential).
Section 2. That the rezoning approved by this Ordinance is based on the following
findings:
1. THE REZONING IS CONSISTENT WTH THE CITY OF ELK RIVER
LAND USE PLAN ADOPTED AS PART OF THE CITY OF ELK RIVER
COMPREHENSIVE PLAN.
Section 3. That this Ordinance shall take effect and be in full force from and after the
date of its publication.
Passed and adopted this 22"d day of January, 2008 by the City Council of the City of
Elk River.
