Request
Westwood Professional Services, on behalf of D.R. Horton, requests that a Certificate of
Correction be approved by the City to correct a boundary line on the Trott Brook Farms 5th
Addition plat. There was some confusion regarding the boundary line of Common Lot 78
which is the area surrounding the townhome units, held in common ownership by members
of the association. This request has been reviewed by the county surveyor and has been
prepared per his direction.
Recommendation
Staff recommends that the City Council approve the Certificate of Correction for Trott
Brook Farms 5t~ Addition and authorize the Mayor to sign the Certificate.

Dear Ms. McPherson:
Enclosed please find a plat correCtion document for the plat of TROTT BROOK FARMS FIFTH
ADDITION. This document corrects the error on the recorded plat that showed the delineated wetland
going south along the east boundary of Common Lot 78. In reality the line that is shown is not delineated
wetland but the flood fringe boundary. It is my understanding this is the area where you are proposing a
trail to be constructed. This document will correct the error once recorded with Sherburne County.
John Oliver, the Sherburne County Surveyor, has reviewed the document and is in agreement of context
and indicated once the :appropriate signatures are affixed he will handle the recording. Westwood will pay
the recording fees required. My request of you is to place this item on the next meeting for approval and
mail back to me, at the address shown above, the signed document.

CERTIFICATE OF CORRECTION TO PLAT OF "TROTT BROOK FARMS FIFTH ADDITION, City of
Elk River, Sherburne County, Minnesota.
I, the undersigned Scott A. Gyllen, a Licensed Land Surveyor, Minnesota License Number 23002, do hereby
certify that I am the surveyor who prepared the plat of TROTT BROOK FARMS FIFTH ADDITON, City of
Elk River, Sherbume County, Minnesota, which was recorded on December 27th, 2000, as abstract Document
No. 426956, in the office of the County Recorder, in and for said Sherbume County.
I do hereby also certify that said plat is incorrect in that the delineated wet land over and across those parts of
Lots 74 thru 77 inclusive, Block 1 and over and across the northeasterly part of Lot 78, Block 1 is not a
delineated wetland.
I do hereby certify that the correct delineated wet land is as shown on the a~.~ched Exhibit A.
