MEMORANDUM
TO: Lori Johnson, City Administrator
FROM: Jeremy Barnhart, Planning Manager
DATE: May 5, 2008
SUBJECT: Aldi's Screening
At the April 7 Comxil meeting, Councilmembex Gumphxey questioned the status of the
screening fox the Aldi's grocery store.
Sincc thcn, I met with the developer, Hempel Properties, questioning the status. Based on
this meeting, the screening is custom made and has been delayed at the factory. Hempel
believes the screening will be installed the week of May 12. If it is not installed by then,
Hempel is prepared to install temporary sexeetung which will need to be designed and
fabricated prior to installation. The temporary screening will be completed by May 30.
Hempel Properties understands the Council and neighborhood frustration and would like
this xesohed as soon as possible.

RE: ALDI Food Store -Elk Ridge Center 3 RTU Screening
Dear Jeremy:
We appreciate your time last week to meet with us and walk through the issue regarding the
Aldi Food Store. As you are aware, we have four roof top units on this building -three standard
units and one custom unit. This particular custom unit, which is a custom refrigeration unit
specific for Aldi stores, requires a custom made screen. This custom made screen has been
the culprit for the delays in the delivery of the. screens. The screens, which are being
manufactured in Canada, were ordered last winter. We expect delivery of the screening in early
May.
Foryour information, I have also attached a letter from VSI Construction (General Contractor)
explaining the delay and installation in more detail:
7040 Lakeland Partners, LLC &VSI understand your frustration and are confident the above
issue will be resolved by the end of May. We hope the City will understand our situation with
the supplier and give us an extension until the end of May to get this resolved. We want to
apologize for any inconvenience this may have caused and want to thank you and the City in
advance for your time and understanding. If you have any questions or comments, please feel
free to call me (763.398.4233) or email me (imcoherson anhempelorooerties.com) at anytime..
Sincerely,

Jeremy Barnhart, Council and City Administrator,
Re: Roof top screening ak the Aldi lacatian in Elk River
It is with great regretthat I need to write this letter. Our intentions were to have this issue resolved,
as I know you wish it was. The information that we are receiving from our secondary subcontractor
is that the screening for the Aldi location in Elk River will be shipping around May 0Th, 2008.
We have received many different dates from our subcontractor and have made arrangements, not
only to track this shipment, but to have installers standing by to achieve the installation as soon as
the product arrives. If for some ~easoh we see this shipment being delayed yet again, we would like
to suggest a temporary screening,. if necessary, to secure the Aldi store status of remaining open.
Wifh this plan, we would start the instal[ of a temporary screening on the 19`" so that we are
completed with the temporary screening by the 30th of May. This temporary screening would be of
material that can be easily instaNed and disassembled without compromising the roofing. To
achieve this goal, the temporary screening would need to be attached in the same manner as the
.permanent screening would be installed. By attaching to the screening to Roof top units
themselves.
In closing, we at VSI wouldlike to extend to our most sincere apologies, and will continue to do
whatever is required to resolve this matter in the timely fashion possible.
