Request
Due to lack of information, the request by Nate and Debbie Hildenbrand for an
Administrative Subdivision is being postponed until the April 21, 2003 City Council meeting.

Dear Mr. Leeseberg:
As requested, we have reviewed the proposed administrative subdivision for Nate and Debbie
Hildenbrand. The document we reviewed was prepared by Taylor Land Surveyors and was dated
January 21, 2003. This proposed administrative subdivision consists of cutting out a parcel of
approximately 3.56 acres from a larger parcel of over 108 acres. We would recommend that this
request be tabled at this time for lack of sufficient information. The submittal should be revised to
address the following issues:
· The drawing should show the entire 108-plus acre parcel with the proposed smaller parcel cut
out of it. The descriptions on that drawing should include a description of the entire parcel, a
description of the proposed 3.56-acre parcel, and a description of the remnant parcel.
· There are Outlots F and G, which are part of Ridges of Rice Lake subdivision, that lie on the
west side of the proposed parcel. They create a barder between the parcel and Tipton Street.
What will happen with these outlots? Will they be combined with the newly created parcel?
· There should be adequate topography shown on the proposed lot to be created to indicate a
building site and primary and secondary septic sites. Also, if any wetlands exist on the
proposed parcel, those should be identified. In addition, adequate topography on the west
should be shown to indicate how the newly created lot will fit with Tipton Street.
· There is a future road shown along the northern boundary of the new site. Is this right-of-way
to be platted at this time? Who will be responsible for building the road? When will it be built?
· Sufficient topography should be provided to indicate that the future road and proposed lot to
be created will fit in with the surrounding already built development on the west side.
I would be happy to sit down with you and the applicants' surveyor to go through these comments in
detail to ensure that the next submittal is more complete. If you have any questions, please call.
