SUBJECT: Gateway Business Park update
The purpose of this memo is to provide an update
At the September EDA meeting, Staff was directed to contact adjacent property owners to gauge the
potential for them to purchase a portion of the Gateway parcel as well as continue with a potential
platting later this year.
Also, Staff was directed to keep communicating with the adjacent property owners. Staff
understands both major property owners are working on developing their own plans, and are not
ready to offer more specific information until these plans move further along. Communication
attempts with Cargill have not yet been successful, Staff has asked the City Attorney to intercede.
Since September, the EDA and Staff learned that there is possibility that one or two major land uses
wish to locate within the Gateway property. Staff continues to work with them to fully understand
their needs in terms of size, access, visibility, etc. Because it is likely that these users may require a
alteration to the layout of the project, staff is taking a flexible posture toward the layout and design.
Once these needs are understood, Staff will approach the EDA with more concrete information for
decisions including layout, timing, etc.
In the meantime, Staff will be meeting with the TEP to better understand the City's responsibility
toward the wetland impacts and mitigation. Staff will also be meeting with the Engineering staff, to
prepare them for preparation of platting and construction drawings in the coming months.
In terms of timing, working back from a goal of an April construction start, the following timeline
should be considered:
Apri12008 Construction bid accepted and Construction start
Feb 2008 Construction drawings approved and out for bid
Jan 2008 Plat approved
Nov 2007 Plat layout finalized, application made
