Plan unveiled for new development
along Highway 101 in Otsego
Pictured above is an -artist's concept of
the future development along Highway
101 in Otsego being developed by
Terra Development -Inc. and Christian
Commercial LLC. The project was origi-
nally tb be called Riverpointe Otsego,
but that has changed. There is no official
name yet, although the Bridges of Otsego
is proposed.
Nathe's 101 Market is visible in the top
'°ft-hand corner on the opposite side of
Highway 101. Christ Lutheran Church and
the Bank of Elk River are visible at the
immediate left of the proposed develop-
ment.
David Taus of Terra Development and
Bill Christian of Christian Commercial
plan to submit a preliminary plat to the
Otsego City Council by early-May and are
hoping for a spring 2006 groundbreaking.
They emphasized that this is only a con-
cept plan at this point.

Elk River Municipal Utilities is the electric distribution provider for the area around
Highway 101 and CSAH 39 and 42. Your proposed construction at these two
interchanges will impact us. On October 10, 2003 we provided information to your Mr.
Stan Haugen concerning the electric line conflicts. Attached is a marked up aerial photo
reflecting how we are proposing to relocate our facilities to accommodate the proposed
highway construction while maintaining electric service to current and future electric
customers. This is further complicated by the pending development of land to the east
and southwest of the Highway l O1 and CSAH 39 intersection which will be happening
concurrently with your construction.
The attached aerial reflects;

a) Current electric that must be relocated (highlighted in yellow).
b) Proposed relocated underground electric lines to clear the MNDOT
construction area (highlighted in red).
c) Proposed underground electric lines that needs to be constructed to
support development of this area (highlighted in blue).
As of the date of this writing, we have the detailed plans of Highway 101 and CSAH 39
but are still awaiting the CSAH 42 plans. The marked up aerial plan is a concept plan.
The proposed electric lines under b and c above would be underground and at the back
side of your easement.
It is our intent to relocate the electric lines this year so we are clear for your 2006
construction. The proposed underground electric lines under c above (blue line) would
occur in the 2006-2007 timeframe including directional boring under the Mississippi
River.
In order for us to complete our planning and get the necessary materials ordered, please
respond with your comments by May 25, 2005. We would be glad to meet with you
about these plans. Upon your concurrence, we would apply for the necessary paralleling
and crossing easements.
