Ach, City Planne~~ DATE: October 21, 1996 SUBJECT: Rezoning of the Northeast Corner of Highway 10 and 165th and Ordinance .Amendment for Recycling Centers in the Commercial District At the direction of the City Council, staff has begun the process of amending the land use plan map and rezoning the property at the northeast corner of Highway 10 and 165th Avenue (Recycling Center) from I-1 (Light Industrial) to C3 (Highway Business). These two applications are in part the property owner's request to consider allowing a prospective tenant to operate from his building that is not currently allowed in the light industrial zoning district. Recently staff has received a letter from the landowner (Mr. Dick Hetland), requesting that the rezoning be withdrawn, as the property owner has received interest from other tenants that have businesses suitable for the present zoning of light industrial. In addition to the rezoning, an ordinance amendment was also requested to move forward, redefining recycling centers and allowing this business in the commercial zoning district. In light of the property owner's request to withdraw the rezoning, staff felt it would be appropriate at this time to also delay action on any ordinance amendment that is not necessary for the businesses to operate at this specific location. Recommendation Staff wanted to update the Council on this issue and receive direction if the Council would still want to proceed forward with the rezoning and ordinance amendment or concur with the property owner's request to defer action on these two applications at this time. s: XcouncilXzc96 - 19. do c 13065 Orono Parkway · P.O.
