SUBJECT: Land Use Amendment, Zone Change
and Preliminary Plat Request by the
City of Elk River, Public Hearing
Case No.'s LUA 95-6, ZC 95-6, and
P 95-4
Issue
The City of Elk River is requesting the following applications:
• a) Land use plan amendment to change the land use designation from
MR (Medium Density Residential) to HB (Highway Business)
b) Rezoning from R1c (Single Family Residential) to C3 (Highway
Commercial)
c) Preliminary plat of a three acre parcel into a developable lot (Case No.
P 95-4)
Overview
The Planning Commission discussed all three of these items at their August
22nd regular meeting and decided to table all three items until the
September 26th Planning Commission meeting. The Planning Commission
wanted staff to reconfigure the plat to assure protection of the trees between
Highway 169 and the residential homes to the west before acting on the plat.
Recommendation
It is recommended the City Council continue this item until the October 16,
1995 City Council meeting.
